Cut-Out & Reseal for Baths, Showers and Bathrooms

Mouldy, cracked or leaking silicone cut out and replaced properly — for homeowners and landlords across Leigh, Wigan and Greater Manchester.

A cut-out and reseal is exactly what it sounds like: the old sealant is removed completely rather than smeared over, the joint is cleaned and dried, and a fresh bead of premium sanitary-grade silicone is applied and tooled off by hand. Most bathrooms are done in a single visit, and we reseal kitchens, floor joints, windows and doors too.

Signs Your Bathroom Needs a Cut-Out and Reseal

If any of these look familiar, resealing now is far cheaper than repairing water damage later.

Black Mould In The Bead

Mould that keeps coming back after cleaning has grown into the silicone itself. Once it is in there, no amount of bleach will shift it — the bead has to come out.

Silicone Lifting Or Peeling

If you can get a fingernail under the edge, water is already getting behind it and sitting against the substrate.

Water On The Floor After Showering

Puddles by the bath or tray usually mean a failed seal rather than a plumbing fault.

A Damp Patch On The Ceiling Below

The classic sign that a shower tray or bath joint has been leaking quietly for some time.

Cracked Or Shrunken Beads

Cheap sealant shrinks as it ages, opening hairline gaps along the whole run.

Sealant Applied Over Sealant

A very common bodge. Layering new silicone over old never bonds properly and always fails again.

Bathroom Cut-Out & Reseal

The bathroom is where sealant works hardest and fails first. We strip out every failed joint back to a clean substrate, dry and prepare it, then reseal with premium sanitary-grade silicone that resists mould and stays flexible as the bath moves under load.

What we reseal in a bathroom:

  • Bath edges, bath panels and over-bath showers
  • Shower trays, shower screens, enclosures and door seals
  • Wet room formers and threshold joints
  • Basins, vanity units, worktops and WC pans
  • Tile-to-tray junctions and internal corners
  • Floor perimeters and skirting joints

Leaking Bath & Shower Repair

Water escaping around the edge of your bath or shower tray? In most cases the cause is not the plumbing — it is failed or perished silicone. Our leaking bath and shower resealing service removes the old seal, dries and prepares the joint, and applies premium sanitary-grade silicone for a fully watertight finish.

We fix leaking showers and baths across Leigh, Atherton, Wigan, Golborne, Culcheth and the surrounding towns, usually in a single visit. Leave it to a plumber and you will often pay for a call-out to be told the same thing.

Not Just Bathrooms

Bathrooms are the bulk of what we do at home, but the same cut-out and reseal service applies anywhere a joint has failed.

Resealed window reveal and frame perimeter joint

Windows & Doors

Perished frame seals let draughts and water in and push up heating bills. We cut out and reseal window and door perimeters inside and out.

Kitchens & Worktops

Premier Clean and Seal vans

For Landlords, Letting Agents and Property Managers

Black silicone is one of the most common complaints at a mid-tenancy inspection, and one of the most common reasons a bathroom photographs badly on a listing. It is also the cheapest damp problem you will ever fix — if you catch it before the water gets into the floor.

  • Fast turnaround during void periods, so the property is not sitting empty
  • Whole-portfolio and multi-property visits arranged in one go
  • Tidy, uniformed work in occupied tenancies with minimal disruption
  • Straightforward invoicing per property or per batch
  • A finish that stands up to inspections rather than needing redoing next year

How a Cut-Out and Reseal Works

STEP 01

Cut Out

Every trace of the old sealant is cut out by hand, back to a clean substrate.

STEP 02

Clean & Dry

The joint is cleaned of residue, mould and soap scum, then dried thoroughly. Silicone will not bond to a damp joint.

STEP 03

Apply & Tool Off

Premium sanitary-grade silicone applied and tooled off by hand, colour matched to your grout or tiles.

Why Choose Premier Clean & Seal

Specialists, Not Odd-Jobbers

Silicone is all we do. Over 30 years of combined experience in the trade goes into every bead we run.

Premium Sanitary-Grade Silicone

We use quality mould-resistant sealants from Arbo, Everbuild and Soudal rather than whatever is cheapest on the shelf.

Usually One Visit

Most domestic bathrooms are cut out, prepped and resealed in a single day, with the room ready to use again shortly after.

Clean, Tidy and Respectful

We always bring rubbish bags and a hoover, to remove all debris caused by cutting out the silicone.

Colour Matched Finish

Sealant matched to your grout or tiles so the work looks original and blends in to the grout.

Cut-Out and Reseal FAQs

How much does a bath or shower reseal cost?

It depends on how many joints need doing and their condition. Send us a couple of photos or book a free visit and we will give you a clear, fixed price up front.

How long does a cut-out and reseal take?

A single bath or shower is usually an hours. A full bathroom is typically a half to full day depending on the size of bathroom.

How soon can I use the shower again?

We normally ask you to leave the joints dry for around 24 hours so the silicone fully cures. Rushing this is the main reason a reseal fails early.

Can you just seal over the old silicone?

No, and nobody should. New silicone will not bond to old sealant as well as to a tile or grout line, so it best practice to cut it all out.

Will the mould come back?

Not if the bead is fully removed and the joint is dry before resealing. We use mould-resistant sanitary-grade silicone, but good ventilation and wiping down the silicone helps it last far longer.

Do you work for landlords and letting agents?

Yes. We handle single rentals, void-period turnarounds and multi-property visits across the North West, with invoicing to suit.
