Grout Clean

We start with a high-powered pressurised steam clean that lifts deep-set dirt and grime from the grout lines, restoring their original colour. It is thorough, chemical-free and safe to use in an occupied hotel.

Wipe Over & Dry

Every tile and joint is wiped over and dried completely. Silicone will not bond to a damp joint, so this step is what separates a seal that lasts from one that peels within months.

Remove Old Silicone

All old, mouldy or failed silicone is cut out and removed entirely, leaving no residue behind and a clean substrate ready to take a new seal.

Silicone Application

We reseal using high-quality sanitary-grade silicone, colour matched to your grout or tiles for a seamless finish that looks sharp and resists mould regrowth.

How long does a hotel bathroom refresh take?

Most standard guest bathrooms are completed within a single working day. The room is back in service within 24 hours of completion once the silicone has fully cured.

Do rooms have to be taken out of service?

Only for the day the work is carried out. We plan the programme floor by floor around your occupancy so you are never losing more rooms than necessary.

Should I book a cut-out and reseal or a full bathroom refresh?

If the tiling and grout still look good and it is only the silicone that has failed, a cut-out and reseal is enough. If the grout has discoloured and the room is photographing badly, the full refresh — cut-out, reseal and steam grout clean — is the better value option.

Do you colour match the silicone?

Yes. We match the sealant to your existing grout or tile colour so the finish looks original rather than patched.

Do you use chemicals to clean the grout?

No. Grout cleaning is done with a high-powered pressurised steam machine, which lifts deep-set grime without chemicals — safer for staff, guests and your surfaces.
