Sealant is the last trade on a plot and the first thing a buyer runs a finger along. A bead that has shrunk away from the shower tray, a gappy expansion joint on the elevation or silicone smeared across new tiling will fail a snagging inspection no matter how good the rest of the build is.
Premier Clean & Seal has been sealing new builds, conversions and renovation projects across the North West since 2017 — bathrooms and kitchens, floor perimeters, expansion joints and window and door pointing. We work plot by plot to your programme, and we turn up on the dates we said we would.
We also do a steady amount of remedial work putting right silicone fitted by other companies: failed beads, wrong products, mould in sealant that is barely a year old. If a development has come back on you, that is a job we know well.
The Package
New Build Silicone & Mastic
The full sealant package on a plot, phased around your programme. We seal after the dust has gone rather than before it, because silicone applied into a dusty or damp joint will not bond — and that is where most handover snags and early callbacks come from.

Remedial Work
Repairs to New Build Sealant
A large part of what we do is putting right silicone and mastic fitted on new builds by other companies. Beads that have shrunk away from the tray within months, mould growing through sealant barely a year old, expansion joints filled with the wrong product, or a bathroom finished so badly the buyer has refused to sign the plot off.
We cut the failed sealant out completely, clean and dry the joint back to a sound edge, then reseal with sanitary-grade silicone colour matched to the grout — so the plot passes inspection and does not come back on you a second time.

New Build Sealant Questions, Answered
Do you price per plot or per day?
Per plot, or by the unit on larger developments. Send us drawings or a plot schedule and we will come back with a fixed price. We do not work on day rates, so the number you get at the start is the number you pay at the end.
Will you repair sealant another company has sealed?
Yes, and it is a big part of what we do. Failed beads, mouldy silicone, wrong products and untidy work all get cut out completely and replaced properly rather than smeared over. Send a few photos on WhatsApp and we can usually give you a ballpark straight away.
How soon after a plot is finished can you seal it?
The joints need to be clean and dry, so we come in after the dust has gone rather than before it. On most plots that means after the builders clean and before the sparkle clean. We will fit around your programme either way.
Can you take on a whole development rather than one plot?
Yes. Most of our new build work is phased across a full site, plot by plot, to whatever release schedule you are working to. We are used to dates moving and will re-plan around it rather than charge you for standing time.
Do you do external work and work at height?
Yes — external expansion and movement joints, render joints and window and door perimeter pointing, off ladders and scaffolding. RAMS are supplied before we come to site.
Do you cover renovations and conversions as well as new builds?
We do. Barn conversions, apartment refurbishments, extensions and full house renovations are all regular work for us, and the approach is the same: cut out anything that has failed, prep the joint properly and seal it once.
Are you insured and can you supply RAMS?
Yes to both. We carry full public liability cover and send RAMS across before we arrive, along with anything else your site or principal contractor needs for induction.
