Bathroom Refresh: Reseal and Grout Steam Clean in One Visit

A tired bathroom brought back to life without ripping anything out — grout steam cleaned back to its original colour and every mouldy joint cut out and resealed.

Our Bathroom Refresh combines two of our services into a single visit: a high-powered steam clean of all your grout and tiling, followed by a full cut-out and reseal of every wet joint in the room. Most bathrooms that look like they need replacing do not — they need the grout and the silicone sorting. For homeowners and landlords across Leigh, Wigan and Greater Manchester.

What a Bathroom Refresh Actually Is

Two jobs, one visit. First we steam clean every grout line and tiled surface, lifting out dirt, soap scum and grime that has worked its way into the grout over the years. Then we cut out all the old silicone, dry the joints thoroughly, and reseal the whole room with premium sanitary-grade sealant colour matched to your grout or tiles.

The order matters. Cleaning first and sealing second is the only way round that works — silicone will not bond to a joint that is damp or dirty, so a reseal done before the clean is a reseal that fails.

The result is a bathroom that reads as new: bright grout, crisp joints and nothing black in the corners. No tiles come off, no plumbing is touched, and there is no skip on the drive.

The Two Halves of a Refresh

Each is a service we sell on its own. Booked together as a refresh they are done in the right order, on the same visit, for less than booking them separately.

Grout Cleaning

Grout Steam Clean

A high-powered pressurised steam machine lifts deep-set dirt out of the grout rather than just off the surface of it. No bleach, no harsh chemicals and no re-grouting — just the original colour brought back.

  • Wall tiles, splashbacks and shower enclosures
  • Floor tiles and perimeter grout lines
  • Bath and shower tray surrounds
  • Chemical-free, so it is safe around children and pets

Cut-Out & Reseal

Every failed bead is cut out by hand back to a clean substrate, the joint is dried, then resealed with premium sanitary-grade silicone.

  • Bath edges, bath panels and over-bath showers
  • Shower trays, screens, enclosures and door seals
  • Basins, vanity units, worktops and WC pans
  • Floor perimeters, skirting joints and internal corners

Refresh It or Replace It?

If the tiles and suite is in good order, the thing making your bathroom look tired is almost always the grout and the silicone. Both are fixable in a day. A new bathroom is weeks of trades, dust and disruption for a result you can get most of the way to in around 2 hours

A Fraction Of A New Bathroom

No strip-out, no re-tiling, no plumber, no waiting on a trades queue. You get the visual result of a new bathroom without the capital outlay.

A Day, Not A Fortnight

Most domestic bathrooms are cleaned, cut out and resealed in a single visit. You are back to using the room the next day once the silicone has cured.

No Mess, No Skip

All old silicone is hoovered up and we take our waste with us and leave the bathroom cleaner than we found it.

Keeps The Tiling You Chose

If you like your tiles, there is no reason to lose them. A refresh restores what is already there rather than replacing it with something you have to pick all over again.

Stops The Damage Early

Failed silicone is how water gets under a tray and into a floor. Dealing with it now is far cheaper than the repair job it turns into if you leave it.

Worth It Before You Sell

Mouldy silicone and dirty grout is the first thing a buyer or tenant notices in a listing photo. A refresh is one of the cheapest ways to make a property show well.

The Bathroom Refresh Process

Four stages, carried out in this order for a reason, all in the same visit.

STEP 01

Grout Clean

We start with a high-powered pressurised steam clean that lifts deep-set dirt and grime out of the grout lines, restoring their near original colour. Thorough, chemical-free and safe to use in an occupied home.

STEP 02

Wipe Over & Dry

Every tile and joint is wiped over and dried completely. Silicone will not bond to a damp joint, so this step is what separates a seal that lasts from one that peels within months.

STEP 03

Remove Old Silicone

All old, mouldy or failed silicone is cut out by hand and removed entirely, leaving no residue behind and a clean substrate ready to take a new seal.

STEP 04

Silicone Application

We reseal using high-quality sanitary-grade silicone, colour matched to your grout or tiles for a seamless finish that looks sharp and resists mould regrowth.

Signs Your Bathroom Needs a Refresh

If two or three of these sound like your bathroom, a refresh will do more for it than anything short of replacing the room.

Grout That Has Gone dirty

grout that has changed colour is grime held in a porous joint. High pressure steam gets it out; scrubbing only removes layers of grout.

Black Mould In The Silicone

Mould that keeps coming back after cleaning has grown into the bead itself. Once it is in there, no amount of bleach will shift it — it has to come out.

The Room Never Looks Clean

You clean it properly and it still looks tired an hour later. That is grout and silicone doing it, not the tiles.

You Are Pricing Up A New Bathroom

Get a refresh quote first. If the tiling and suite are sound, you may not need to spend anything like what you were bracing for.

Water Escaping Or A Damp Patch

Puddles by the tray, or a mark on the ceiling below, usually mean a failed seal rather than a plumbing fault. Worth dealing with now.

It Photographs Badly

Selling or letting? Discoloured grout and black joints are what viewers zoom in on. A refresh is the cheapest fix on the whole property.

Bathroom Sealant Application

For Landlords, Letting Agents and Property Managers

Bathrooms are the room that decides how a rental shows. A refresh between tenancies hands the next tenant a bathroom that looks cared for, and gives you a written record that the silicone and grout were dealt with properly.

  • Fast turnaround during void periods, so the property is not sitting empty
  • Whole-portfolio and multi-property visits arranged in one go
  • Tidy, uniformed work in occupied tenancies with minimal disruption
  • Cuts out the mid-tenancy mould complaint before it is made
  • Straightforward invoicing per property or per batch

Bathroom Refresh FAQs

What is the difference between a refresh and a cut-out and reseal?

A cut-out and reseal deals with the silicone only. A refresh adds a full steam clean of the grout and tiling on top, so the whole room is restored rather than just the silicone. If your grout still looks good, the reseal on its own is enough.

How much does a bathroom refresh cost?

It depends on the size of the room, how much tiling there is and the condition of the grout and joints. Send us a couple of photos or book a free visit and we will give you a clear, fixed price up front.

How long does it take?

Most domestic bathrooms are done in a single visit, typically half to a full day depending on how much tiling is involved. Everything is completed in one go — we do not come back a second day to seal.

How soon can I use the shower again?

Leave the joints dry for around 24 hours so the silicone fully cures. Rushing this is the single most common reason a reseal fails early, so it is worth the wait.

Will the steam damage my grout or tiles?

No. Steam cleaning is gentler on sound grout than the acids and abrasives people usually reach for. If any grout is already loose or crumbling we will tell you before we start rather than after.

Will the mould come back?

Not if the bead is fully removed and the joint is dry before resealing. We use mould-resistant sanitary-grade silicone. Good ventilation and wiping down the silicone helps it last far longer.
