We price by the metre, we turn up on the dates we said we would, and we take on remedial work putting right silicone applied badly by somebody else.

Floor sealing is the work we are set up for. Long perimeter runs, corridor after corridor, whole floors of a building in one visit — contracts of 2500 metres and well beyond are routine for us.

Most main contractors and flooring firms will happily lay the floor and then look for somebody else to seal it. We are that somebody. We come in behind the floor layers, work to your programme and get the perimeters, thresholds and junctions sealed in one continuous pass rather than dragging it out over weeks.

Chorlton High School — Floor Sealing

A full floor sealing package across classrooms, corridors and circulation space at Chorlton High School — over 2500m of perimeter, threshold and junction sealing worked through around the school’s programme.

New flooring had gone down across the building and every perimeter needed sealing to a clean, straight, consistent line before the school reopened. We worked section by section behind the floor layers, sealed to the specification given, and finished with a walk round so nothing was left on a snag list.

New Builds & Renovations

Sealant is the last trade on a plot and the first thing a buyer runs a finger along. We seal new builds, conversions and full renovations plot by plot, phased to your handover dates and priced off drawings rather than day rates.

We also pick up a steady amount of remedial work on developments where the original sealant has already failed — shrunken beads, mould in silicone barely a year old, or bathrooms a buyer has refused to sign off.

Schools, Colleges & Universities

Education work lives or dies on the calendar. Half terms, summer holidays and inset days are when the building is empty and the work has to be finished — so that is when we put the men on and work straight through.

Chorlton High School, Manchester University and a string of academies and colleges across the North West have had floor sealing, washroom refurbishments and science block work off us on exactly that basis.

Laboratories & Clean Environments

Laboratory joints get a harder life than almost anything else we seal. Benching is wiped down with solvents and disinfectants several times a day, and washdown areas are sealed to keep moisture out of the substrate rather than just to look tidy.

We seal to whatever the lab specification calls for — chemical-resistant systems around benching and fume cupboards, hygienic sealant on clean room junctions, standard neutral cure where the joint only ever sees water.

Hospitals & Healthcare

In a hospital a sealant joint is an infection control detail. A split bead behind a sluice sink or a shrunken joint at a floor-to-wall junction is somewhere that cannot be cleaned, and it shows up on an audit long before anybody complains about how it looks.

We work inside live buildings — wards released a bay at a time, low-odour neutral cure products where patients are close by, and RAMS, permits and DBS-checked applicators in place before we arrive. NHS and Circle Health Group are both regular work for us.

Hotels & Hospitality

A guest notices two things in a hotel bathroom: whether it smells clean and whether the silicone is mouldy. Rooms are wet every single day, so hotel sealant takes a beating that a domestic bathroom never will.

We work room by room to whatever the hotel can take out of service — a floor at a time, overnight, or across a full refurbishment. Lakeside Hotel & Spa and Classic Lodges are among the groups we work for.

Football Clubs & Sports Facilities

Training grounds and stadiums are wet, high-traffic buildings with a very small window to work in. Everything has to be finished, cured and back in use before the squad is next through the door, and the finish has to stand up to being looked at by people who expect the best.

We sealed the Manchester City FC first team locker room and canteen — showers, changing benching, floor perimeters and worktops — worked around the club’s schedule and handed back on time.

Specify the Sealant

Silicone as standard, or whatever the specification calls for — sanitary, hygienic, chemical-resistant, polyurethane or hybrid. Then colour matched.

Apply, Tool & Sign Off

we then gun in the silicone and then tool off the silicone using hand made wooden sticks made to provide a straight bead.

As big as you have got. Contracts of 2500 metres and beyond are routine — full floors, corridor runs and whole buildings. Large runs are where we are quickest, so send the full job rather than splitting it up.

We will use any type of sealant that is specified by the client, if there is no specified sealant we will choose the best type we believe is best fit for the job and cost efficient.

By the metre on floor and joint runs, or by the room or plot on bathrooms and kitchens. Send a floor plan, a drawing or a linear metre figure and you get a fixed price back. We only do day rate when the type of work is intricate and takes longer to provide the best finish.

Yes — most of our work is in occupied buildings. Schools get done in half terms, holidays and out of hours, hospitals area by area with low-odour products, and hotels room by room so you keep as much of the floor in service as possible. RAMS, permits and DBS-checked applicators are all available.

Yes. We match to the flooring, the grout, the skirting or the sanitaryware rather than defaulting to white, and we carry the common trade colours. If you need something specific, tell us at quote stage and we will order it in.

Almost always prep. Silicone applied into a dusty, damp or greasy joint never bonds properly and water gets in behind it. The other common causes are the wrong product for the environment and a bead cut too thin to cope with movement. We cut out, clean and dry before anything goes on.

Yes, and it is a big part of what we do. Failed beads, mould, wrong products and untidy work all get cut out completely and replaced properly rather than smeared over. Send a few photos on WhatsApp and we can usually give you a ballpark straight away.

Yes to both. We carry full public liability cover and send RAMS across before we arrive, along with anything else your site, school or principal contractor needs for induction.
