Builders Cleans & Sparkle Cleans Across the North West
A build can be finished to a high standard and still fail an inspection because of dust on the trickle vents, plaster splashes on the glazing and silicone smears across the shower tray. The clean is the last thing anybody budgets for and the first thing the client sees.
Premier Clean & Seal has been on site since 2017 doing both halves of that job: the builders clean and sparkle clean, and the mastic and silicone package that goes with it. Because the same team does both, joints get sealed and cleaned in the right order rather than one trade undoing the other. We have worked on everything from residential plots to the Manchester City FC first team locker room and Fairfield Independent Hospital.
Stage One
Builders Clean & First Fix Clean
The heavy clean that happens once the trades are off the plot. We clear the construction debris, dust, plaster, adhesive and paint splashes so the finishing trades can work in a clean space and the sparkle clean afterwards is a finish rather than a rescue.
It is the stage that decides how good the final clean can be. Skip it and you end up paying for a sparkle clean twice.

Stage Two
Final Sparkle Clean
The last clean before handover, and the one your client actually judges you on. Everything is taken to a finish: glass polished streak free, chrome and sanitaryware buffed, frames, tracks and vents detailed, hard floors washed and left dry.
We do not clean around problems either. If something is chipped, scratched or still outstanding, your site manager hears about it from us before the client finds it.

Better Together
Mastic & Silicone Package
We are mastic contractors first, so the sealant package can be priced in alongside the clean. One subcontractor, one set of RAMS, and joints that get sealed after the dust has gone rather than before it.
That matters more than it sounds. Silicone applied into a dusty joint will not bond, which is where most handover snags and early callbacks come from.

Glazing & Frames
Windows, doors, screens, tracks, trickle vents and cills. Protective film, stickers, paint specks and plaster residue removed, then everything polished streak free.
Kitchens, Bathrooms & Sanitaryware
Units inside and out, worktops, appliances, baths, trays, screens, taps, tiling and grout lines. Silicone smears taken off rather than left to yellow.
Floors & Tiling
Screed dust, adhesive and grout haze lifted from tiling, vinyl and timber. Hard floors washed and dried, carpets and matting vacuumed.
Joinery, Walls & Fittings
Skirtings, architraves, doors, ironmongery, sockets, switches, radiators, ledges and light fittings all detailed by hand.

Send drawings, a plot schedule or a site address. We walk the job where we can, then price it plot by plot or by the unit. No day rates, no open-ended invoices.

Builders Clean
Debris, dust and splashes cleared once the trades are off, so the finishing work happens in a clean space and nothing gets ground into a new floor.

Sparkle Clean
The finish clean, phased to your programme. Glazing, sanitaryware, kitchens, joinery and floors all taken to a client-ready standard.

Seal, Snag & Handover
Mastic and silicone applied where it is in our package, then a walk round with your site manager and anything outstanding flagged in writing before sign off.

Build Clean Questions, Answered
What is the difference between a builders clean and a sparkle clean?
The builders clean is the heavy one: debris, dust, plaster, adhesive and paint splashes cleared once the trades are off. The sparkle clean is the finish clean before handover, where everything is polished, buffed and detailed to a client-ready standard. Most sites want both, and the sparkle clean is always better value when the builders clean has been done properly first.
Do you price per plot or per day?
Per plot or per unit, agreed before we start. Send drawings or a plot schedule and we will come back with a fixed price and a programme. We do not work on open-ended day rates.
Can you do the mastic and the clean together?
Yes, and it is the main reason contractors use us. We are mastic and silicone contractors first, so the sealant package can be priced in alongside the clean and applied after the dust has gone, which is what stops early failures and callbacks.
How much notice do you need?
A week or two is comfortable for a phased site, and we can often turn a single plot or unit around at shorter notice. We know handover dates move, so tell us early and we will keep the slot flexible.
Do you clean the outside of the windows too?
Internal glazing is included as standard. External glazing at ground floor level is usually straightforward and we will quote for anything above that, or work alongside your access provider.
Are you insured and can you supply RAMS?
Yes. We hold full public liability cover and we supply RAMS and any site paperwork you need before we come to site. Our teams are used to inductions, permits and restricted access hours.
Which areas do you cover?
We are based in Leigh, Greater Manchester and cover the whole North West, including Wigan, Bolton, Warrington, Salford, Manchester, Liverpool, Cheshire, Lancashire and Cumbria. Larger contracts further afield are welcome, just ask.
