Premier Clean & Seal is a family-run team of mastic men and silicone sealant applicators based in Leigh, trading since 2017 with more than 30 years on the tools between us. Cut Out & Reseal
Once silicone starts to peel or turn mouldy, cleaning products will not bring it back. The only real fix is to cut out all the old silicone, clean the joint thoroughly and reseal.
Most domestic bathrooms are finished in a single visit and you can normally use the room again the following morning.

Discoloured grout is usually what makes a tiled room look tired, and no amount of scrubbing with a supermarket spray will shift it. We use high-powered pressurised steam and rotary machines that lift years of limescale, grime and mould out of the grout lines, then seal them so they stay cleaner for longer.

How much do your services cost?
Most domestic cut out and reseal jobs start from £120+, depending on how many joints there are and the state of the old sealant. Grout cleaning and bathroom refreshes are priced on the size of the room, and commercial or hospitality work is priced per room or off drawings. Every price is fixed before we start and there are no upfront costs.
Do you cover both domestic and commercial work?
Yes. Roughly half our work is homes, landlords and letting agents, and the other half is hotels, schools, hospitals, housebuilders and facilities teams. Same team, same materials, same finish.
Can you match the silicone to my grout or tiles?
We do it as standard. We carry a wide range of sanitary-grade colours and match the sealant to your grout or tile rather than defaulting to white, so the work blends in instead of drawing the eye.
How long before I can use the room again?
Allow 24 hours before the joint gets a proper soaking. In practice most customers use a resealed shower the following morning, and we will tell you exactly how long to leave it before we pack up.
Do you clean grout as well as replacing silicone?
Yes, and it is worth having both done in the same visit. We use a high-powered pressurised steam machine rather than harsh chemicals, so it is safe in occupied homes, hotels and schools.
